A good opportunity this for
anyone looking for a site that has excellent potential. Consisting
of two lakes set in a beautiful valley this site has recently
undergone a full habitat correction program. Large secure building
on site and possible planning for several more buildings including
cabins etc plus a small area of woodland bordered by a stream that
is full of trout during the season. The lakes themselves contain
Carp and Tench plus a few Pike. Full underwater surveys have already
been carried out together with lake and stock valuations. Rare
opportunity and only available as we are moving our entire interests
to the USA.
There are two
lakes on the site. Both have been fully surveyed underwater
and a great deal of habitat correction has been carried out
over the previous 12 months.
Landscaping
however we always leave to the client as we only have an
interest in the water itself.
The largest lake
has a slight 'L' shape and is 350+ metres long averaging 40
to 60 metres wide.
Depth varies
from less than a metre to 3metres+.
The smaller lake
is 132 metres long averaging 25 to 30 metres wide.

Both are
enclosed by trees that have been thinned where necessary.
Total area of
this field is around 4 acres plus.
There is a
second field attached of around 1.5 acres.
A further strip
of forest, triangular shape on the far edge of the plot,
bordered primarily by a stream.
This area has
not been surveyed but is approximately .75 acre.
There is a
further area of forest suitable for a residential property
that is also currently forested that is of a similar size
and near the road itself.
The site has
very good access including a private roadway and is self
contained, private, quiet and within a large valley
